So you ask… what is the market doing right now? Is it a good time to buy? Is it a good time to sell? Home sales have been picking up in Pinellas County according to our local MLS statistics. Absorption rates have creeped up from 5% earlier this year to 6.5% – 7% last month. What does all of this mean to you? Six or seven houses out of every 100 houses listed, is selling. From a sellers standpoint, that means that if you price your house well in the market it will sell, and houses are selling. Buyers are looking for the best deal in the best neighborhood so it is important to consider the other listed and sold properties in your neighborhood and your area when pricing your home. On the buyers side, what this means is that it is important to consider your priorities. There are a lot of deals to be had, but most likely, not all of them will be for you. Do you want the best house in the best neighborhood for the best price? Great. We all do. Pick what is most important and work from there. If you don’t already have access to an MLS search, you can sign up through our website for Listingbook, which allows you, as a buyer or potential seller, to look through the MLS just like a Realtor. It allows for search criteria, marking favorites, assigning price watches, finding comparable properties, and generally keeps you abreast of what is going on in the market.
